What is the difference between a home inspector and a structural engineer?

A home inspector provides a general overview of a property’s visible systems and components, including electrical, mechanical, and plumbing. However, they are not licensed to provide structural engineering opinions.

A licensed structural engineer evaluates the specific structural elements of your home, including load-bearing walls, beams, columns, floor systems, and foundations, and can produce a stamped report carrying professional liability. For structural concerns, a licensed structural engineer provides the level of professional assessment required for insurance, real estate, or permit purposes.

Can you assess my home's structure if the walls are finished?

Yes. Where structural elements are not directly visible, we rely on your home’s geometry, observable site conditions, and our experience with similar residential construction to develop informed engineering assumptions. All assumptions are explicitly documented in the assessment report. If further verification is required, we will clearly note it and recommend next steps for your contractor to confirm during demolition.

Will my assessment report be stamped by a professional engineer?

Yes. All structural assessment reports prepared by StrongBuilds are stamped and signed by a licensed professional engineer (P.Eng) and can be used for insurance claims, real estate transactions, mortgage purposes, or building permit applications. StrongBuilds holds a Certificate of Authorization from the Professional Engineers of Ontario (PEO) and is insured for up to $2,000,000 per occurrence for errors and omissions.

Do I need a building permit if structural repairs are required?

In many cases, yes. If the structural assessment identifies damage to load-bearing elements and repairs involve modifying beams, columns, or foundations, a building permit is typically required under the Ontario Building Code. StrongBuilds can provide the engineered drawings, structural calculations, and permit documentation needed to proceed with the repair work safely and legally.

Will I lose basement space with underpinning?

We review the visible condition of your foundation walls, basement slab, and any accessible footings, documenting the nature, size, and pattern of any cracking or movement.
